Service explained
Let Only: 90% 0f rent ( inc. vat)
Provide a market appraisal, advise on a refurbishment required and provide legal guidance to ensure your property let complies with the law. Erect a To Let board, advertise on relevant portals and conduct viewings until a suitable Tenant is found. We will administer the setting up of the tenancy and collect the first month’s rent and dilapidations deposit.
Rent Collect: 12% (Inc Vat)
In addition to Let Only, collect the rent from the Tenant throughout the tenancy and pursue non-payment of rent, providing regular statements.
Managed: 14.4% (Inc Vat)
In addition to Let Only and Rent Collect, hold keys to the property so that repair/maintenance can be organised as required, free quarterly inspection carried out by our in-house inspection team.
Adhoc Fees
Tenancy Set Up Fee = One week’s Rent (inc. vat)
A fixed upfront fee for arranging the setting up of a tenancy which could include some additional services listed below.
Check In Fee: £POA
Preparation of a comprehensive report on the condition of the property upon move in.
Checkout Fee £POA
Preparation of a comprehensive report on the condition of the property upon moving out.
Inventory Fee: £POA
Preparation of a report providing details of the contents of the property with a Schedule of Condition.
Termination Fees:
Termination Fee ( during tenancy ) equates to 120% (inc. vat) 0f 1 months rent with 3 months notice from the rent due date.
Termination fee ( before move in ) £300 (inc vat)
Additional Service Fees
If the below service is not included in your management service level charges detailed below will be applicable.
Tenancy Agreement - Newlet /Extension : £108 inc vat Preparation and completion of the contract with the Tenant or a change of tenant during the tenancy..
Deposit Registration Fee £60 inc vat
A fee for registering a Tenant dilapidation deposit with a different  Government approved scheme other than the Deposit Protection Service.
Property visit (per visit): £30 inc vat 2 yearly visits are included within our management service free of charge
Preparation of a report providing the current condition of the property.
Energy Performance Certificate Fee: POA
Arranging for a Domestic Energy Assessor to provide an EPC certificate.
Administration Fee: 12% inc vat of total cost
Administering any insurance claims, legal claims or other professional matters.
Court Attendance: £240 (inc vat) per day or part day if requested to attend by a legal representative.
To appear in court to submit evidence as requested.
Service of Notices: £180 (inc vat)
The preparation and serving of Notices: Form 6A, Section 8 and/or Section 13.
Non-Resident Landlord Tax Return: £110 inc vat
Submission of Non Resident Landlord quarterly return £60 (inc. vat ) quarterly.Preparation of the annual statutory Inland Revenue tax return.
Ownership and identity : £30 inc vat
to check the properties land registry title deeds to establish ownership of the property.
Arrangement fees for works 12% of net costs
Tenancy dispute fees £30 (inc vat) per fully managed property. £240 (inc vat) for all other service levels.
Rent review fees: £180 (inc vat) per tenancy
Right to rent follow up check: £60 (inc vat)
