Where to start
Your first point of call is deciding who will manage your property. It may seem a good idea to save a bit of money and manage your property yourself but there are many risks you need to consider.
As Managing Agent, we aim to make the letting process as easy as possible for you. Once we have valued your property, we will work with you to ensure your property is legally compliant, we produce the best possible listing for Rightmove,
Marketing the Property
We will photograph and market the property to show its best features, outlining the rent and deposit amount. The property will be marketed on the Mather Marshall website, Rightmove and OntheMarket as well as sent to internal registered applicants.

To ensure your property meets industry compliance requirements your property will need the following:
- Gas Safety Certificate (if your property has gas) – valid for 1 year.
- EPC (Energy Performance Certificate) – valid for 10 years.
- EICR (Electrical Installation Condition Report) – valid for 5 years.
All our viewings are conducted by a trained member of the Team and all applicants are pre-qualified. This ensures you have the best Tenants to choose from.
Tenancy and Property Management
Once your prospective tenant has completed comprehensive referencing along with Right to Rent checks we will compile a bespoke Tenancy Agreement. We will then help you to obtain Rent Guarantee Insurance, collect and protect your tenants deposit and assist with the move-in process.
Once the Tenancy commences, we will be the sole point of contact for your tenant. With regular property inspections, we work at our best to ensure the property is maintained in line with our standards.
Should there be any maintenance issues, which fall to you as Landlord to rectify, we will notify you in the first instance. You then have the option to either instruct our tried and tested contractors, or if you have contractors of your own – we can work with them.
On a monthly basis we will collect the rental income and transfer the funds to your account. You will receive statements for your own accounting. Should there be issues with collecting rent, we will chase the rent in line with court processes and work alongside your insurers to minimalize loss of income.
Throughout the Tenancy, our Team are continuously training to ensure that you are kept ahead of the changes in legislation, ensuring your property is 100% compliant.
When its time for your Tenant to move, we will handle the entire move out process and will work to recover any dilapidation costs.
